Why Nord-Sud?
Pierre Desfosses founded Construction Nord-Sud in 2011 with a clear goal: to establish himself fully as a diversified general contractor and take on projects from start to finish.
The name comes from his reality in the years before: Pierre had many carpenters and was subcontracting for general contractors whose projects spanned the North Shore and South Shore of Montreal. Nord-Sud — two shores, one standard of quality.
Pierre and Stéphane Vachon first met in 2005 on a new home construction project in Saint-Luc. Their paths diverged, but mutual respect remained. In June 2025, they formalized what they had wanted for a long time: to work side by side on a real shared venture.
Today, Pierre is Stéphane's mentor. His mission: to pass on everything he knows — estimating, site management, project oversight. A transfer of expertise, done right, at a pace that works for both.
40 years of building — and before that, manufacturing
Before on-site construction, Pierre ran operations at Maisons Modulaires Richelieu, a company he co-founded with his brother. On their production line, 400 employees produced one house every twenty minutes — 72 homes per day, 24 hours a day from April to mid-September. Manufacturers across the industry came to see how they managed that many staff and achieved such efficiency.
In 1982, Pierre left manufacturing for on-site construction. Projects accumulated and diversified: new homes, commercial renovation, residential renovation, interior finishing with up to 42 carpenters deployed simultaneously, structural framing, offices and commercial buildings across multiple regions of Quebec.
For nearly ten years, Pierre was the contractor behind the rebranding of Les Mandarins Chinois restaurants — three to four locations per year. He personally designed the chain's new interior concept, replacing two architects in the process, and purchased a millwork shop to produce custom furnishings in-house.
It was by meeting a house lifting specialist — who had mastered the lift itself but was not a general contractor — that Pierre saw the opportunity. The client had to coordinate three or four separate contractors for one project. Pierre proposed a simple solution: one contractor, from start to finish. Lifting, excavation, foundation, interior. One contact, one responsible party.

Unit-based estimating
Pierre calculates every cost unit by unit. It takes more time. It produces unusually precise quotes — and eliminates nearly all extras during the work.
Trusted network
Pierre never calls someone he doesn't know. Every subcontractor has been trained, observed or directly assessed in the field. It's not distrust — it's rigor.
Clean site at all times
Site cleanliness is not optional. It is a way of respecting the client's property and maintaining safety for everyone working there.
Direct communication
Pierre avoids conflict by saying the real things from the start. When a problem arises, he doesn't wait. Clients know this: there will be no unpleasant surprises.
I have built homes, restaurants, commercial buildings. I have managed hundreds of employees. Forty years in this trade taught me one thing: the work gets done right — or it doesn't get done.
